This is your Real Estate Market update by Coquitlam REALTOR® Krista Lapp for sales in May, 2023 for Greater Vancouver.*
Cities included in Greater Vancouver are: Coquitlam, Port Moody, Port Coquitlam, New Westminster, Burnaby, Pitt Meadows, and Maple Ridge.
Last month we experienced another Seller’s market with 54% of properties selling. Multiple offers, subject-free offers, and offers over asking were frequently being received.
Total sales for May 2023 were 1,263. This is a 22% increase from last year, and a 20% increase from the previous month. The median sales price for a home in Greater Vancouver was $1,160,000. This is a 3% decrease from last year, and a 3% increase from the previous month.
The total active listings last month was 2,352. This is a 15% decrease from last year, and a 9% increase from the previous month.
Detached Homes:
For detached homes throughout Greater Vancouver, it took on average nine days to sell. This is the same as the previous month.
Attached Homes:
For attached properties, which includes condos, town homes, and duplexes, it took nine days to sell. This is also the same as the previous month.

This current market is very favorable for Sellers with many property types seeing offers well above the listing price. As with the previous month, the majority of new properties listed are holding an offers in date and receiving multiple offers. Prices are nearly back to what they were a year ago. There was an interest rate increase of 0.25% on June 7th, to which the impact of this has yet to be felt in the marketplace.
