This is your Real Estate Market update by Coquitlam Realtor® Krista Lapp for sales in March, 2023 for Greater Vancouver.*

Cities included in Greater Vancouver are:  Coquitlam, Port Moody, Port Coquitlam, New Westminster, Burnaby, Pitt Meadows, and Maple Ridge.

Last month we experienced another Seller’s market with 42 percent of properties selling. Multiple offers and offers being looked at on a specific date were frequently the norm throughout the month. New listings are still at a low, which makes selection limited for Buyers. 

Total sales for March 2023 were 888, which is a 46% decrease from last year, and a 26% increase from the previous month. The median sales price for a home in Greater Vancouver was $1,110,000, which is a 12% decrease from last year, and a 1% increase from the previous month.

The total active listings last month was 2,126, which is a 9% increase from last year, and a 6% increase from the previous month. 


Detached Homes:

For detached homes throughout Greater Vancouver, it took on average 12 days to sell, which is down six days from the previous month.

Attached Homes:

For attached properties which includes condos, townhomes, and duplexes it took 14 days to sell.



With the announcement from Bank of Canada last month of no interest rate increase and low inventory, these are factors that are creating an environment that is favourable for Sellers. There have been so many buyers sitting on the fence that are deciding that now is the time to buy.

We will start seeing more inventory come on the market, and there is an announcement from Bank of Canada on April 12th. It will be interesting to see what the Spring Market holds for both Sellers and Buyers.
