This is your Real Estate Market update by Coquitlam Realtor® Krista Lapp for sales in April, 2023 for Greater Vancouver.*
Cities included in Greater Vancouver are: Coquitlam, Port Moody, Port Coquitlam, New Westminster, Burnaby, Pitt Meadows, and Maple Ridge.
Last month we experienced another Seller’s market with 49 percent of properties selling. Multiple offers and subject-free offers are definitely back.
Total sales for April 2023 were 1,055. This is a 9 percent decrease from last year, and a 19 percent increase from the previous month. The median sales price for home in Greater Vancouver was $1,112,000. This is a 12 percent decrease from last year, and a two percent increase from the previous month.
The total active listings last month was 2,153. This is an eight percent decrease from last year, and a one percent increase from the previous month.
Detached Homes:
For detached homes throughout Greater Vancouver, it took on average 10 days to sell, which is down 2 days from the previous month.
Attached Homes:
For attached properties which includes condos, townhomes and duplexes, it took nine days to sell, which is down five days from the previous month.

Buyer confidence is back, and with listings still being on the low side, these are some of the factors that are creating a Seller’s Market.
We’re also seeing prices rise, and the number of days that it takes to sell a property decreasing. The market we are in now is very similar to what buyers and sellers experienced in early 2022.
