This is your Real Estate Market update by Coquitlam REALTOR® Krista Lapp for sales in June, 2023 for Burke Mountain.*
Last month was another Seller’s Market in Burke Mountain, Coquitlam. However there were less sales, and a lower percentage of properties selling for detached homes. For townhomes, there was a lot of new inventory that came on the market, which was a result of several developers listing their pre-sale properties for sale on MLS.
Total sales for June 2023 were 30.
Detached Homes:
For detached homes there were 12 sales and 43% of properties sold. The average days on market was 12, and the average sales price was $2,102,565.
Attached Homes:
For townhomes and row homes there were 18 sales, and 46% of properties sold. The average days on market was 11, and the average sales price was $1,240,321.

Overall in Coquitlam, 41% of detached properties sold. 55% of attached properties sold. Attached properties include condos, townhomes, and duplexes. In Burke Mountain, there were less properties that sold last month, than the previous month. The average sold price for a detached home decreased, and the average sold price for a townhome increased. There is a change happening in the market, and with the interest rate announcement we will see what transpires over the coming months.
