This is your Greater Vancouver Real Estate market update for sales in October 2025, by Krista Lapp, the #1 Selling REALTOR® from 2022 to 2024 for both Coquitlam and the Tri Cities (Coquitlam, Port Moody, and Port Coquitlam) based on the total number of combined sales of resale properties on MLS®.
Sales activity picked up in October, rising from the previous month, while overall inventory levels declined slightly. The inventory selection this fall does continue to create favourable conditions for those looking to buy, especially in areas where supply remains higher.
Cities included in Greater Vancouver are: Coquitlam, Port Moody, Port Coquitlam, New Westminster, Burnaby, Pitt Meadows, and Maple Ridge.
Detached Homes
For detached homes throughout Greater Vancouver, it took on average 30 days to sell. This is no change from the previous month.
Attached Homes
For attached properties, which includes condos, townhomes, and duplexes, it took 26 days to sell. This is down 4 days from the previous month.

Home prices are experiencing downward pressure where inventory is abundant – though prices did increase slightly from the previous month.
As we approach Christmas and the holidays, we will start seeing less inventory come on the market, with sellers holding back on listing until 2026.
Overall, the Greater Vancouver market continues to stay balanced, with conditions appearing as favourable for buyers as they’ve been all year.
Looking ahead, the next Bank of Canada interest rate announcement is coming up on December 10th, 2025.
