This is your Greater Vancouver Real Estate market update for sales in January 2026, by Krista Lapp, the #1 Selling REALTOR® from 2022 to 2025 for both Coquitlam and the Tri Cities (Coquitlam, Port Moody, and Port Coquitlam) based on the total number of combined sales of resale properties on MLS®.
As expected, the first part of January remained relatively quiet, with many buyers wrapping up the holiday season and easing into 2026. Activity began to shift in the latter half of the month, as more buyers returned to the market, open house traffic increased, and private showing requests picked up.
Cities included in Greater Vancouver are: Coquitlam, Port Moody, Port Coquitlam, New Westminster, Burnaby, Pitt Meadows, and Maple Ridge.
Detached Homes
For detached homes throughout Greater Vancouver, it took on average 34 days to sell.
Attached Homes
For attached properties, which includes condos, townhomes, and duplexes, it took 33 days to sell.

As we move toward the spring market, we expect to see an increase in new inventory, along with previously listed homes returning to the market with adjusted pricing. While current statistics indicate a buyer’s market, there continues to be strong opportunities for both sellers and buyers. With mortgage rates stabilizing and inventory levels remaining elevated, more buyers are gaining confidence and preparing to make their move.
Looking ahead, the next Bank of Canada interest rate announcement is coming up on March 18th, 2026.
